Yield is the question every investor asks before looking at any render: how much does this apartment return per year? Here is the real math in Asunción, using our catalogue of 406 units across 10 projects as a reference.

How rental yield is calculated

Gross annual yield is simple: (monthly rent × 12) ÷ apartment price. If a studio costs USD 46,200 and rents for USD 350 a month, that is USD 4,200 a year → a gross yield of roughly 9% in dollars.

That is the headline number, but what actually reaches your pocket is the net yield, after costs.

Gross vs net: what gets deducted

As a rule, in Asunción net yield runs between 5% and 7% a year in dollars for a well-located unit — competitive against a fixed deposit, with the asset appreciating in parallel.

Which unit types perform best

Studios and 1-bedroom units return the most: they cost less, rent faster and their rent per m² is higher than large units. They are also the easiest to resell — which is why they are the investor's preferred type.
